Just this week I have been helping a young client in the Flower Mound/Highland Village area. Before you ask why I was showing outside of my generally Fort Worth listing and showing area....<br />
....she is a daughter of one of my friends, and I just happen to have sold a lot of homes in that area between 1991 and 2000, so I am comfortable with the area, but back to the point.<br />
<br />
People live and work and drive and work all over the Dallas Fort Worth larger area, and with 2 working people in most households, central locations are sometimes the best alternatives. In this case, being central to the entire area is very important to this family.<br />
<br />
So, the family wanst to purchase between $250,000 and $300,000, which sounds like they should have a nice choice to choose from . Over and over, as I called listing agents to ask if the property was really available, still showing active in our MLS, the answer was "Well, yes, but I have received 4 offers and I am accepting offers until 5:00 PM tomorrow, if you want to show it and write something.<br />
Each day I have been monitoring this particular market and there have been a maximum of 3-5 homes that were available...and at least 2 of those were already ones with contracts in stacks. Slim Pickings!<br />
<br />
This is a great situation, if you are a seller, but a stressful place to be if you want to purchase a home. Conversely it is true that if the home is OVERPRICED, the home will not sell that fast, and will likely sit there and eventually sell for much less. Again, those are the "not, so perfect" listings.<br />
<br />
No matter the season, the same is true.....<b>supply and demand + location and the correct pricing</b> is the formula for selling a home in a timely manner.<br />

In general homes that are in great single family neighborhoods are fairing very well when the sellers are realistic and have owned their homes for several years.<br />

Condominiums, while still selling, have a lot of competition and the sellers who have successfully sold this year have been the sellers who have drastically reduced their asking prices to attract buyers who might otherwise be only looking at foreclosure condos. There is an over-supply of condos and many are brand new...with developers who are willing to "deal" on the pricing to keep their project viable in this market.<br />

No matter if your home is a condo or a single family residence, it is imperative that you have the home in as pristine condition as possible. Examples of a home being "staged" to sell would be that it has a great drive-up appeal, i.e. The yard will be landscaped and neatly mowed, trimmed etc. The front door will be a color or have a feature that will draw the eye to the entrance. The more bland the exterior color, the more eye-popping the accent needs to be. This can be done with a door decoration or with potted plants near the entrance.<br />

The first half day was totally technology! I found out about "apps" that I had no idea even existed! One of the really neat ones was an app that lets you enter a Chat room with anyone in a city. In my business I can ask for leads of sellers or buyers...or referrals from other agents. This one only works in Austin, Tx and NYC right now, but will be coming to our cities soon. <br />
<br />
Another point that was driven home is that it is NOT cool to simply use your social networking apps for marketing....It is more about showing that you are a person who is interested in others too. I like that...because I am a people person and I love knowing about them....and what they are doing, so long it is not just an "in my face" kind of thing.<br />
<br />
Also...we learned that fewer photos work better when you are marketing on Craig's List....The opposite of our MLS system where more is better....craig's list is the opposite...you want them to act on finding out about the property..............<br />

That must be why we are the fastest growing real estate brokerage world wide....and our agents truly like to help one another.<br />

I will admit that Gary Keller, Chairman and Founder of KW really holds his agents accountable for what they are doing. As the most rigid task master, by his own description, he doesn tend to make you...me...feel guilty and think that I am never doing enough. On that note: what it means to me is that he expects KW agents to be excellent. I agree............you probably do too....if you have ever had a transaction with an agent who really either doesn't have the information to be better.....or is not being held accountable for their actions.<br />

After attending a Fall real estate forecast meeting on Wednesday, I felt like things are darn good here in our area....which reminds me that our Greater Fort Worth Board of Realtors adopted the saying;<br />
"Thank God it's Fort Worth!".......and that has proven true.<br />

Now...with that beginning, here is the situation. While many states were increasing their values by 40 to 100 per cent annually.........Fort Worth and our "neck of the woods" was just clipping along at a snails pace.........never gaining too much, but also not falling too much....As as you may know by now, even within a city or county, there are places that do better than others....due to location, quaility, size of the properties, the schools, etc.<br />

Yes, we have had a lot of foreclosures..........and again those have been more concentrated in specific areas.............and those areas were and are hit with lower valids...because a foreclosure does have an effect on the house next door and the area's comparables.<br />

The area has has a few foreclosures and the values have been effected somewhat, but on this street...Long Rifle, there have been very few, and the homes are well maintained and there is a park at the end of the street.<br />

With great schools nearby, this seller should have a successful sale in a short time.<br />

The biggest thing to remember is to talk with a knowledgeable agent and discuss the outcome that you want. Perhaps your home will bring a price that you want, or perhaps you will be able to get a really good buy on where you are moving. There is more to real estate than the price!<br />

<span style="color: black;">That question cannot be answered with a few words or a simple word. It requires discussion about the particular area that they are interested in knowing about. More than even a general area, it requires discussing the description of the homes in an area and sometimes even more details to really know how to approach answering their question.</span><br />

With 20% of our national economy in real estate, this is an important topic. This question gets very personal and very local with each person. In other words, it is not a "global" question.....it is a "local" down to the specifics of "my own neighborhood and my own home". What is more important than your home to you....only one thing...your family....right?<br />

Just yesterday I met with a lovely couple who are listing their home with me and also purchasing another one locally. I have already supplied them with information about the market for their home and also information about the area where they want to purchase. They asked a very good question:<br />
"Why is the price per sq. ft. for the homes where we want to buy so much higher than the price per sq. foot of our home that we are selling?" Great question.....and it illustrates exactly my point. <br />

Homes are differenct depending on the age, area, size, neighborhood, and design................this home to the right, which is a newer home, would not be a good comparison to the older Vintage home below.<br />

The home they are selling is a nice starter home in a great neighborhood on a small lot, and with homes that are more the "tract home types" that first time owners are normally interested in buying. While both where they are selling and where they want to buy are great areas...........they are just different. Just like a 10 year old car in great condition, but still not a newer, more plush model. <br />

Interest rates are still so low it is unbelievable...and word to the wise.....do it...get a loan...buy a home. This is still a fabulous opportunity for First Time Homebuyers to purchase! Low, Low interest rates keep it so great to buy, that I cannot understand leasing a property when the rates are much hight to lease than to purchase.<br />

Yes, I know there are circumstances for leasing.....but just put it on your list of things to do....BUY REAL ESTATE WHILE THIS opportunity exisits. People from other countries who have never had the opportunity to purchase in their country of origin, are buying if they can....and as fast as they can.<br />

76131, 76120, 76244, 76116, 76108, Yes there have been foreclosed homes in those areas...and that is why they are great buys! If you will be in a home for 5 years or more, the neighborhood will most likely be stablized in that time frame and you will have accrued value and equity. <br />

If you can afford to purchase in 76107 or 76109, you will still find great buys........these are and have been stabile neighborhoods for the past 25 years and most likely will be stabile for the next many years to come. <br />

I got this shot of the main rose garden with the fountain below. I took it from the beautiful structure that was built by the WPA in the 1930s....You can see the old sign in my next photo. If you enlarge the photo, you can read about the project that has so benefited Fort Worth's Botanic Gardens. <br />

Wonder if there are any current so called Stimulus projects that will be this nice in the future.<br />

And then on Saturday morning........the Heavens opened and Fort Worth had another really big rain...........The Will Rogers Complex was in the clouds and it's automatic lights were on at 9:30 AM....when my grandson and I were driving by....so I snapped this next photo.<br />

I meandered my way home through the Arts district and stopped to take this photo of the Will Rogers complex because the clouds were so distinctive. Rain was in the distant forecast, but the clouds were enough for me!<br />

Real Estate seems to have a little boost this week. I have a previous client who is purchasing in the Eagle Mountain Lake area, and we have looked at homes this week and hope to make a decision by the weekend. The compliment of past clients who are repeating clients makes me so happy! I try to make each and every client feel important, and they truly are important to me. This past weekend, there was a Festival-like atmosphere with antique cars, music and free Prostate Screenings for me. They were very creative in combining the antique car show with a vital men's health issue, and the turn out was great. <br />

It seems that almost every weekend, during the day and early evening you will hear music and see lots of people milling around. Parking is easy and there are restaurants for every taste. With so many Historical buildings and just plain interesting views, the area is always teaming with photographers.<br />
<br />
I was listing a condo in The Tower (1 bedroom, 2 living, great view on the 20th floor) and with the activity that I could see below, it just made me realize again, what a great place Fort Worth is and how lucky we are to live here.<br />

Maybe you can't see it, but you feel it...........This is a little information that may help you when you own or may be looking to purchase a home.<br />
<br />
Here in Tarrant County, we live with soils that expand and contract with the seasons. The soil conditions change with the amount of moisture or lack of moisture in a given season. Most experts recommend that owners keep a level amount of moisture around their foundations if possible.<br />
<br />
So....what if your home or the home you are considering to purchase has this "tell-tale" sign of a slight slope?<br />
First, it is a LAW that a seller disclose any reports that they have concerning a problem such as this. There is a space on the Texas Seller's Disclosure that gives the seller the opportunity to note such problems. Second, I always recommend, in fact, insist that my sellers get a new foundation report and offer it up front so that a buyer can see what an expert says about the situation.<br />
<br />
Having a new report shows that the seller is aware of a 3rd party opinion, the buyer can see it, and then everyone is working with the same current information. A buyer can always hire their own structural engineer to assess and report their findings. If the buyer has sufficient interest in the home, they may want to negotitate for repairs, or they may want to have their own repairs made after their purchase. The main thing to note is that in older pier and beam homes, the sloping is usually easily improved, if not totally correctable. In a slab foundation, the issue is a bit more tricky....and I normally DO recommend an engineers report.<br />
<br />
Vintage homes have normal sloping very often.............when a home has been there for 50+ years....even with a slight slope ....most likely it is not going to do a lot more shifting. It is up the buyer and seller to negotiate how they will handle it...if anything is done at all.<br />

People who just noticed a new listing in Fort Worth, or folks who want to lease a home near a certain school. ....Just as sure as the school calendar, when the tides turn to the beginning of school, people decide they need to move.........to or from the area!<br />

Coincidentally, the end of Summer marks the time when motivated Sellers will be sure to consider a negotiated sales price, rather than the prospect of still having their home on the market in November!<br />

My advise to BUYERS: Get busy..........look, and make offers. Your agent should be advising you on market values that are current. Those values are your map to an offer. MY advise to SELLERS: Encourage your showings. Don't be picky about the time notice of your appointment.........remember, <strong><em>unless they see it, they are not going to buy it! </em></strong>When an offer comes in expect it to be low..........BUT just negotiate. It is not a price or a deal until everyone has agreed. If you do not have an offer within 10 showings, you need to step back and revisit the price of your home! What is your exterior saying about your home........check the front door. When you open the door, does it look inviting......lights on, ....as in the stage.....lights, camera, action!<br />

We want the action on your home to result in an offer. So get busy, and get aggressive about your home and what it says to your potential buyer!<br />

From where I sit in Fort Worth, Texas (Keller Williams), I am looking at stats and wondering how in the world does the normal consumer feel about what they are seeing and hearing about local real estate?<br />

The phone calls stopped by 1/2 when the tax credit for first time buyers expired recently. On top of that, the lenders have really tightened their belts and it is much more difficult to get financing for any buyer. I have spoken and worked with buyers over the last 4 weeks who say they can buy...say they have approval....then when the pen and paper of a loan application meet.......the story changes. Certainly not for everyone, but I am simply saying that the rules have changed. Who knows when they will loosen...........<br />

Now for what I refer to as my favorite quote, which I use in my marketing often: "I seldom recognized an opportunity until it had ceased to exist"....Mark Twain We are in a fabulous market for folks who really are financially healthy..........Prices are low (and may be going down further), Interest is almost nonexistent, and Sellers will, (I repeat, WILL) negotiate. This is a true opportunity and the buyer who has a desire to move to bigger.....or different.....has available a huge inventory of choice. My pride of being a good agent, is the fact that I ALWAYS represent my client........and I am not shy about negotiations. Just like in love, until you ask, you don't know! So if you love that home and wonder if you could get a good or great deal.......I tell you to take the risk....go for it! Don't sit on the sidelines.........which brings me to another of my favorite subjects...<br />

One of the most difficult parts of listing a home is working with a seller to determine the current price for the home. Sellers always want to get the highest price possible, and they should.............however, we do have another issue to deal with! THE MARKET! Let me say that all markets are buyer's markets! What I mean by that is that unless a buyers is ok with the price, the home will not sell. Buyers ALWAYS look for the best of a given price range..................now with the market a little soft, they are even MORE critical! And, when the seller goes to buy..........he will be too.</em><br />

NO 2 homes are exactly alike - chances are we've seen most of the homes for sale in your area and have an idea of what the inside is like. But, things change...decor is different, you remember the "different strokes, for different folks idea. Even online photos won't give you a complete view of how these homes compare. <br />

Remember- <span style="color: blue;">it's the Buyer that ultimately determines the value of your home</span>. A house is worth what somebody will pay for it. It's important to try and anticipate what MOST buyers will pay for it. If the price is too high - you may just end remaining a Seller! If your home should be some chance sell for more then the estimated value, remember the home still needs to be Appraised for the Buyer's Loan, and if it's overpriced it just may not!<br />

There is the odd time that a home is unusual and there are not direct comparables, sometimes this requires a trial and error strategy where we have to gage potential buyer responses in order to fine tune the price. <br />
<span style="color: blue;">If the feedback you get from "looker" is we don't like the floorplan, the yard is too small, or the home is overpriced..............the quicker the price is adjusted, the better.</span><br />

<span style="color: blue;">Remember, if you price too high for your area, you are helping your competitors to sell THEIR home!</span><br />

Longer then that you can bet your bottom dollar, (and unfortunately that's probably what it will end up being) that the Buyer will be paying attention to your 'days on market' when making both their buying decision and price point! </span><br />

How do you know if your house is priced right? If you are not getting showings, you can know that of the homes that are available, your home is not making it on the "show" list when an agent pulls the similar homes.<br />
Ask yourself, is it the exterior appearance? Is it the interior? The location. The price.....<br />
<span style="color: blue;">If it is any of the above, the only thing that will help is to lower the price! It is impossible to market enough to overcome pricing too high, expecially in a market where there are 10+ home for every buyer. IN DFW we have an oversupply of about 18 months to absorb, if we did not get any other homes on the market.</span><br />

It has become very common that buyers ask for cash to close in their offers. Not only are they making low offers, they also ask for up to a 6% seller contribution to prepaids and closing costs.<br /></div><br /><div>A few years ago, in a stronger market, we saw this and it was common to add the contribution on to the asking price in order to actually sell the home at a price the seller could live with. With the changes in the market, homes that are priced with the market are actually priced to sell and to appraise. Buyers are not paying attention to this. I have seen offers on perfect homes that are priced for their condition to sell. The offers come in and they are 7 or 8 thousand <span style="color:#ff0000;">below </span>asking price and then <span style="color:#33ccff;">ask for another 4 thousand in closing costs</span>. This does not make sense!</div><br /><div></div><br /><br /><br /><div>If a buyer can get a desparate enough seller maybe they will agree, however, <span style="color:#009900;">that will have a big impact on every other home and it's value in that neighborhood.</span> I think that lenders are suggesting this idea to buyers and buyers are then actually looking at homes that are more costly than they can afford. The consequence is that buyers are making many offers before they get one that sticks.........the consequence to their agent is that that agent is running in circles trying to make offers for these buyers. I do not have an opinion about right or wrong in this, but what I think is that this type of practice falsely impacts the market and it may not be a positive thing!<br /><br /></div><br /><div>Think about this. If the buyer actually needs this closing cost money......he really doesn't have money........and what happens if he loses his job? Don't we know?
