Your Fort Worth Home-Selling It Quick!!!

Fort Worth homes are fairing much better than the national average in length of time to sell and the prices that sellers are receiving.  In general homes that are in great single family neighborhoods are fairing very well when the sellers are realistic and have owned their homes for several years.

Condominiums, while still selling, have a lot of competition and the sellers who have successfully sold this year have been the sellers who have drastically reduced their asking prices to attract buyers who might otherwise be only looking at foreclosure condos.  There is an over-supply of condos and many are brand new...with developers who are willing to "deal" on the pricing to keep their project viable in this market.

No matter if your home is a condo or a single family residence, it is imperative that you have the home in as pristine condition as possible.  Examples of a home being "staged" to sell would be that it has a great drive-up appeal, i.e. The yard will be landscaped and neatly mowed, trimmed etc. The front door will be a color or have a feature that will draw the eye to the entrance. The more bland the exterior color, the more eye-popping the accent needs to be.  This can be done with a door decoration or with potted plants near the entrance.

A home with great drive up appeal will automatically attract "lookers" who may be potential buyers.  It is ok to test your exterior for a while before doing these updates, but if you are not getting showings....the time to act is soon! 

The same is true for the interior of your home.  The interior photos, which are necessary in today's market, must be clear and bright.  The rooms must show as uncluttered and neatly organized.  Again, if you, as a seller will compare the photos of your home with your competition, often you will be able to tell if you have a cluttered look, or if you need to make some changes.  Generally, the homes that you like, are also the types of homes that others will like too.  If you are guilty of thinking that you will wait and see what happens before you clean out and clear the clutter...........Just listen to Nike...."just do it"!  You will reap the rewards much faster.

End of Summer...........School Starts.....Now What?

The carpool lines have begun and Fort Worth kids are back in school!  With triple digit thermometer readings still in the forecast for days....maybe weeks to come, what about real estate? 

I am here to tell you that Fort Worth area real estate is continuing to fair well.  When buyers and sellers who are motivated communicate, homes get bought and sold! Interest rates are still so low it is unbelievable...and word to the wise.....do it...get a loan...buy a home.  This is still a fabulous opportunity for First Time Homebuyers to purchase!  Low, Low interest rates keep it so great to buy, that I cannot understand leasing a property when the rates are much hight to lease than to purchase.

Yes, I know there are circumstances for leasing.....but just put it on your list of things to do....BUY REAL ESTATE WHILE THIS opportunity exisits.  People from other countries who have never had the opportunity to purchase in their country of origin, are buying if they can....and as fast as they can.

What about neighborhoods where there are good buys?
Here are a few zipcodes that I recommend for a great buy!
76131, 76120, 76244, 76116, 76108,  Yes there have been foreclosed homes in those areas...and that is why they are great buys!  If you will be in a home for 5 years or more, the neighborhood will most likely be stablized in that time frame and you will have accrued value and equity. 

If you can afford to purchase in 76107 or 76109, you will still find great buys........these are and have been stabile neighborhoods for the past 25 years and most likely will be stabile for the next many years to come.

Tarrant County Foreclosures...What to Do if YOU are in Trouble!!!

Fort Worth, Texas is one of the best places in the country to live and yet we have large numbers of people who either are in Foreclosure or will be in Foreclosure soon if they fail to act.  These are the facts...and this is very important information for you, Tarrant County, Fort Worth homeowner in Trouble!!!!

Note:  #1  YOU DO NOT WANT FORECLOSURE.  It has a longterm effect on your credit. It will always show up on your credit reports and it will be many, many years before you can purchase a home again.
Note: #2   YOU have a very good option at hand..........BUT, if you do not talk with an agent who really knows what to do...you may not be able to avoid FORECLOSURE.

SHORT SALE is the possible solution that will only "ding" your credit for a short time.  This is by far the best alternative.  Are there consequences?  Yes, but they are short term by comparison to Bankruptcy and/or Foreclosure.

SPRING HAS SPRUNG IN FORT WORTH, TEXAS

Today, we know it is Spring in Fort Worth, Texas because it is a warm 80 degrees, a little windy, and we have a chance of thunderstorms for the late afternoon.  That is a description of what Spring in North Central Texas is like..........we all complain a bit about the wind, but we are happy that Spring has sprung.

Fort Worth Downtown, Always Active and Interesting!

Downtown Fort Worth is a weekend destination that always has something new and exciting to see and participate in. This past weekend, there was a Festival-like atmosphere with antique cars, music and free Prostate Screenings for me.  They were very creative in combining the antique car show with a vital men's health issue, and the turn out was great. 

It seems that almost every weekend, during the day and early evening you will hear music and see lots of people milling around. Parking is easy and there are restaurants for every taste. With so many Historical buildings and just plain interesting views, the area is always teaming with photographers.

I was listing a condo in The Tower (1 bedroom, 2 living, great view on the 20th floor) and with the activity that I could see below, it just made me realize again, what a great place Fort Worth is and how lucky we are to live here.

The best location and most luxurious of all of the downtown complexes.  The location can't be topped, and the 24 hour security and staff are friendly and curteous.  It is a great place to live no matter what your age.  The unit that I listed has 2 covered parking spots which is a valuable asset!
